Situated as the capstone building of a larger master-planned development, the Coliseum Landing Tower will build off of the upcoming revitalization in the area surrounding the Oakland Coliseum BART Station. The development directly responds to the housing, food security, sustainability, and market needs of the community through a unique combination of both transit and food-oriented development. The project brings together a large variety of new residential units, retail businesses, and community development partners accented by an above-grade BART entrance and generous outdoor public spaces to set the stage for the successful integration of the tower as the beacon for this new destination.

Floor Plates
The tower design evolved through an ongoing series of iterations seeking to respond to the environmental, architectural, and market demands of the project. We began with layouts for maximum efficiency based on our mixed-use program: double height retail in a concrete podium, wide office floor plates, and a double-loaded corridor hotel.

Articulated Gathering
The form was then sculpted to respond to the integration of the above grade BART access, articulating the gathering spaces along the plaza as the development connects to the larger site and then widens, seamlessly integrating itself into the greenway. A parallel gesture is made in the forms above to provide an outdoor terrace connected to the office space.

Open-Air Verticality
The CLT structure is wrapped with a glass facade that is pulled back in these gathering spaces to expose the structure and create a dynamic interplay of light and shadow, creating a ground floor arcade and atrium that celebrates the details of CLT construction.

Core + Circulation
These outdoor gathering spaces are then connected vertically through a grand floating stair, suspending office occupants in landscaped trellis adorned with hanging plants and vines. 

Green Quality
The landscaped terracing at the office lounge, hotel deck, atrium, and double heighted spaces draw luscious greenery upwards from the plaza and integrate it across various levels.

Community + Connectivity
The neighborhood plaza, bike greenway, and above-ground BART connection combine to create connections within the building, to the surrounding community, and the greater Bay Area.

Coworking Office Space and Terrace

The 12-story, 389,000 gross square foot, mixed-use tower will boast innovative construction techniques through the implementation of a cross-laminated timber (CLT) frame over a concrete podium. The pioneering structure will be one of the first and most ambitious CLT constructions in the state of California. The building connects to the dynamic central plaza, Coliseum BART station, and adjacent greenway at ground level through the opening of a YMCA, the CoCafe, HegenBURGER, and Lion’s Diner. The tower above houses structured parking, a sixstory, 207-key hotel, and four stories of office space containing whole floor plate Class A spaces, co-working spaces, and reduced rate non-profit tenants. Outdoor terraces and moments of structural exposure articulate the facade and promote engagement throughout the mixed-use tower. 

The cutting-edge building design, open floor plans, and direct access to transit and Oakland airport will attract top-tier office tenants. The business hotel fills the void of quality hotels in the area and offers incomparable amenities in terms of access to the city, transit, retail, and dining options. Riding the upcoming wave of development, the tower will serve as the gateway into Oakland - a placemaking catalyst that creates a lively landing place for residents, workers, and Bay Area visitors alike.
